Origin Housing has now been fully integrated into Places for People (PfP) following the merger in April 2024.

The major association has announced today that Origin’s 9,000 homes across London and Hertfordshire are now “fully part” of the group.
The 262,000-home landlord said the merger is unlocking £100m of additional investment in customers’ homes in the first 10 years, alongside “improved local services, a stronger customer voice and increased investment in communities”.
All of Origin’s staff have been retained as part of the integration, PfP confirmed, which will ensure their “skills, expertise and trusted relationships” with customers continue to benefit local communities.
The landlord said: “Customers will continue to be supported by familiar teams who understand their homes and neighbourhoods, but enhanced by the resources of the PfP Group.
“Services will continue with minimal disruption. Tenancies remain unchanged, and repairs, rent payments and neighbourhood support will continue to be delivered by the same teams.
“Customers have been kept informed throughout to ensure a smooth transition.”
In December 2023, Origin Housing was downgraded to non-compliant V3/G3 viability and governance grades by the Regulator of Social Housing.
It had previously sought to sell off its retirement homes in Essex, but was forced to retain the properties after it received no bids.
Greg Reed, Places for People’s group chief executive officer, said the full integration is a “landmark moment” for the housing association, after “two years of hard work”.
He continued: “Together, we are building a stronger, more sustainable organisation – one that honours Origin’s 100 years of impact while unlocking new investment to improve homes, strengthen services and deliver even better outcomes for customers.
“This merger is also an investment in people. Origin colleagues are now part of PfP, bringing invaluable local insight, expertise and trusted customer relationships – now backed by the scale and strength of the wider PfP Group.
“I’d also like to thank [outgoing Origin chief executive] Carol Carter for leading Origin Housing for the last nine years, including through a period of major change, playing a significant role in bringing our organisations together, and wish her the best in her retirement.”
Origin started as St Pancras House Improvement Society, a charitable organisation, in 1924.
